Just getting this blogging going.  We did a fairly good job when we were sailing around the world on our sailboat with epic tales.  I don't expect the stories to be quite as exciting, but in property management there is never a dull moment.

Take, for instance, Jenn (name changed to protect the innocent!).  She takes over ownership of a house her father left her when he passed.  Her sister had been living there for 30+ years but finally moved out.  But the niece (sister's daughter) has moved in and is squatting on the property!  The place is pretty trashed.

There is no lease.  There is no rent being paid.  So there is no Tenant-Landlord relationship.  All of those laws are out the table. 

Talked to an eviction attorney we use.  He says we will create that relationship with a simple 1-page lease saying "Pay rent!".  Then, when she doesn't pay we can evict. 

One more strange, twisted story!!
